Private Property Requirements

When purchasing an Orbit home for residential properties, whether as a main residence or ADU, there are some important factors to take into consideration before ordering your home. Details such as ​​accessibility for delivery, utilities, grading, house position, and permitting can affect the feasibility of the project.
Permits and requirements can vary per project, and the owner pays all permitting fees. We recommend excellent expeditors that can assist in the permitting process to ensure everything is completed in a timely manner. Below is a list of typical requirements that you can expect to see in the permitting process for residential land, all of which an expeditor can assist with:

Discuss general requirements for your project with the Planning Department.


Hire a soil/geological engineer to prepare soil and percolation reports and seismic, earthquake, or slope stability tests (if applicable).


Hire a civil engineer for a grading permit (if applicable).


Hire a draftsperson or architect to prepare a plot plan.


Obtain zoning clearance from the Planning Department for the proposed project.


Apply for Fire Department review and conditions of approval for the project.


Submit an application for a sewage/septic disposal system (if applicable) to Environmental Health.


Seek grading exemption, soils waiver, or grading permit application if required.


Check if the property is in a flood zone and if additional conditions will apply.


Submit all the above to Building and Safety for plan check.


Upon project approval from all agencies, pay the remainder of all required fees (acreage assessment, water, schools, and fire). A list of fees to be provided at the time of plan check submittal.


Obtain a “Will Serve Letter” from the water purveyor and/or the sanitary district (if new construction).


Obtain Building Permit, and notify the contractor that the permit is approved and ready for issuance.


Home delivered and installed.


Walkthrough for final fixes and finishes.
